Timed halved for double-brick build

With concrete poured and sod turned on the latest addition of the Stockland masterplanned community Calleya in Treeby, new buyers are one step closer to calling the suburb home.

Located 25km south of the Perth CBD, the eagerly anticipated Zinc Lane will consist of 17 architecturally built homes nestled amongst established infrastructure, education, retail and lifestyle amenities.

Builder INKA, a Zorzi Group initiative, will deliver the homes using lightweight timber construction frames, to help them remain affordable and efficient.

“The time and cost to build has been a topic of discussion over the last 18 months,” Stockland WA General Manager Residential Col Dutton said.

“This method of construction halves the time of the double-brick method, which is part of the attraction for the customer.

“They know they can get into their home a lot quicker compared to more traditional building methods – particularly at this point in time with the skills and bricklayer shortage.”

According to Mr Dutton, Zinc Lane will be the cherry on top for Calleya, marking the last of residential construction in the community.

“This is the last of Calleya in Treeby,” he said. “Masterplanning has been going since 2013 and this innovative product is basically the last 17 homes that we’re building there.”

Mr Dutton said the new homes would appeal to a range of homebuyers seeking a low-maintenance and cosmopolitan lifestyle.

“Calleya historically has had a mixture of mainly first homebuyers and those looking for an upgraded second home, but recently the market has seen some investors come into the mix,” he said.

“You also see some downsizers as well and people looking to get into something more manageable.

“The price point is very attractive for Calleya, being close to Cockburn train station and the freeway.”

The terrace homes come in four different design options, showcasing seamless open-plan living, voluminous natural light ingress and a warm ambience.

“There’s about three different elevation options and an array of colours to give some uniqueness to each home as opposed to being a repetitive block of units,” INKA General Manager Danielle Devereux said.

“We’ve tried to give each home its own individual identity. The townhouse terrace product is becoming more prevalent in the market and, speaking to developers outside of Stockland, this product will continue to grow and be more available to consumers.”

The goal of Zinc Lane was to deliver a non-cookie cutter approach to townhouse living, according to Ms Devereux.

“That was a big goal for us, to provide Stockland as a client with something that doesn’t look like the other townhouses,” she said.

“Thanks to the timber-frame construction methodology, we were able to enhance the elevations cost-effectively.”

Proving its popularity, Calleya by Stockland won the 2021 Masterplanned Development Award at the recent UDIA WA Awards for Excellence for its ability to turn a sand quarry into a thriving community of over 145 hectares.

Upon completion, Calleya will be home to up to 6000 residents in 2030 homes, incorporating 132 terrace homes, 157 homes in the Aspire over-55s retirement living micro-community, 39 Wintergreen two-storey homes and 1703 residential lots.
