New homes with two living areas growing in popularity as South West grapples with housing shortage issues

The idea of having two homes under one roof might seem unusual at first, but it is a choice which is growing in popularity in the South West. Dual living sees two self-contained living areas built into one home, which can then be occupied by different people or families. Although still fairly uncommon, it is an option home builders in the region are increasingly showing interest in as the South West grapples with a shortage of housing. Summit Homes South West has reported a 60 per cent increase in interest for its dual living build option the Gemini over the past 12 months. The house consists of a four-bedroom space with a theatre, kitchen, alfresco and open-plan living, alongside a self-contained one bedroom space with its own kitchenette, bathroom, laundry and living area. Dunsborough resident Sukhman Sandhu is one of the people who has decided to build a home in the region with dual living spaces. He said the option had worked out great for his under-construction investment property. “The biggest issue down here has been finding a rental property and finding an affordable one as well, so my thought process was ‘how can I get the most amount of people in a block and reduce the rent for them’,” he said. “That was the whole purpose behind it, and it’s worked out great.” Mr Sandhu said he had received a lot of interest from both individuals and families seeking to rent out the two spaces in the home. “In fact, it’s a little bit hard because you don’t want to say no,” he said. “I’ve got a few people who’ve asked me ... but I haven’t decided who’s going in yet. I’m waiting for the handover to be complete and then I can give them a final answer.” Summit regional manager Justin Trewren said the low rental vacancy rate and median house price growth were factors driving demand for dual living homes. “These conditions make dual occupancy a great option, allowing home owners to earn a rental income from the second home whilst improving their equity position,” he said. Mr Trewren said there was also increasing interest in granny flats, which Summit had seen a 30 per cent spike in over the past year.
